Common questions
Frequently asked questions
How accurate is this affordability calculator?
Our data comes from C2ER cost of living indexes, Zillow home price data, BLS unemployment figures, and Niche school ratings. The monthly budget estimates are realistic averages โ your actual costs will vary based on your specific neighborhood and spending habits. Use this as a strong starting point, not a guarantee.
What salary do I need to live comfortably in a city?
It depends heavily on the city's cost of living, your household size, and your lifestyle. As a general rule, housing should take no more than 28-30% of your gross income. Enter your salary and city into the tool above and it will tell you instantly whether you are in comfortable, tight, or stressful territory.
Is it cheaper to rent or buy in most cities right now?
In most Sun Belt cities buying has become more expensive month-to-month than renting due to rising home prices and higher mortgage rates. However buying builds equity over time. The tool shows you both the renting and buying picture side by side so you can compare what each option costs on your specific income.
Can I afford to move without a job lined up?
It is risky but doable with the right savings buffer. Financial advisors typically recommend 4 to 6 months of living expenses saved before relocating without employment. Select "Relocating without a job lined up" in the work situation dropdown and the tool will calculate exactly how much savings you need in your target city.
Does the tool factor in state income tax?
Yes. Every city in our database includes the state income tax rate, which affects your estimated take-home pay. States like Texas, Florida, and Tennessee have no state income tax, which meaningfully increases your effective income compared to states like California or New York.
